Sale, for £85, by Humphrey Duckmanton of Calow, co. Derby, tanner, and Francis Duckmanton, his son and heir apparent, to William Tallente of Pilsley, co. Derby, husbandman, and Godfrey Tallente of Sutton in the Dale, co. Derby, tailor, a cottage house and 2 closes (wherein the said house stands), one called Pease close and the other Sea close, containing 10 acres more or less, abutting on the common called Cucksall Moor on the east, and on a parcel of ground called Whynny Moor, being the land of the said Humphrey on the west, and upon another parcel of ground called Little Meadow, also being the land of the said Humphrey, on the north, and upon the highway leading from Cucksall Moor to the said Humphrey's house on the south, the said premises lying in Calow aforesaid, and now in the occupation of the said Humphrey and Francis, together with all woods and hedges belonging thereto, and also true copies of all deeds and evidences concerning the same; and the said Humphrey and Francis covenant that if Sir Francis Foliamb [Foljambe], knight and baronet, now lord of the manor of Calow, or his successors, shall at any time hereafter be minded to have the waste and commons within the said manor improved or enclosed, then they will grant to the said William and Godfrey a due proportion of the same.
