- The freehold of both houses was owned by Merchant Taylors' Company. The East India Irrigation and Canal Company purchased a lease in 1865. The two houses were made into one and occupied jointly for a time by East India Irrigation and Canal Company and Madras Irrigation Company. The Secretary of State acquired the premises by an assignment from the East India Irrigation and Canal Company in 1870. By March 1873 only the Madras Irrigation Company was in occupation as a yearly tenant and, in the view of the India Office, was paying insufficient rent. The premises were vacated and renovated in 1874. A lease was then sold to Stephen Henry Emmens and Horatio Nelson Lay, and subsequently to Robert Westall Kemp who intended to use the premises as a private hotel.
